Terms and Conditions

These Terms and Conditions apply when you use this website, buy an AI Opportunity Assessment, or otherwise engage Start Using AI.
About Start Using AI
Start Using AI provides AI Opportunity Assessments for UK estate and lettings agencies. You can contact us at michael@builtbymichael.com.
Who the service is for
The service is intended for UK estate agencies, lettings agencies, commercial property agencies, and related property businesses acting in a business or professional capacity.
By buying an assessment, you confirm that you are authorised to provide information about your agency and to engage with us on its behalf.
AI Opportunity Assessment
The AI Opportunity Assessment is a paid, written assessment based on the information you provide through the intake and any related research we carry out.
We aim to deliver the assessment report within 24 hours of you completing the required intake. Delivery times are targets, not guarantees, but we will act reasonably if a delay occurs.
The assessment is designed to provide practical operational recommendations. It is not legal, financial, tax, HR, data protection, or regulated professional advice.
Prices and payment
Prices are shown on the website before you place an order. Payment is processed securely by Stripe or another payment provider we may use in future.
Unless stated otherwise, prices are in pounds sterling. If VAT becomes applicable, we will make that clear before checkout.
Refunds and cancellations
For the AI Opportunity Assessment, the website currently states that the assessment is refundable within 24 hours of report delivery if you are not satisfied. To request this, email us within 24 hours of receiving the report and explain the issue.
If you are buying as a consumer, UK distance selling rules may give you cancellation rights. Because this service involves personalised digital work and may begin shortly after purchase, we may ask for your agreement to start work during any cancellation period. If work has already begun, you may still need to pay for work carried out up to cancellation where permitted by law.
Nothing in these terms affects any statutory rights that cannot legally be excluded.
Your responsibilities
You agree to provide accurate, relevant information and not to submit confidential information unless it is necessary for the assessment.
You are responsible for deciding whether and how to act on any recommendation. You should take specialist advice where a recommendation affects legal compliance, data protection, employment, finance, regulated property work, or other professional obligations.
Intellectual property
We own or license the website, brand, templates, processes, and general know-how used to provide the service.
Once you have paid for an assessment, you may use the delivered report internally within your agency. You may not resell, publish, or present our report as your own product without written permission.
Website use
You must not misuse the website, attempt to interfere with its security, scrape it at scale, submit malicious content, or use it in a way that breaches applicable law.
We may update, suspend, or withdraw parts of the website or service where needed.
Liability
We do not exclude or limit liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any liability that cannot legally be excluded.
Subject to that, we are not liable for indirect or consequential losses, loss of profit, loss of revenue, loss of data, or loss of business opportunity. Our total liability for an assessment is limited to the amount you paid for that assessment, unless the law requires otherwise.
Governing law
These terms are governed by the laws of England and Wales. The courts of England and Wales will have jurisdiction, except where consumer law gives you the right to bring a claim elsewhere.
